INTRODUCTION/PROPOSED DEVELOPMENT The owners plan to subdivide the parcel into 4 parcels,parcel 1 to contain 36.25 acres; parcel 2 to contain 3.75 acres;parcel 3 to contain 5 acres and the designated remainder to contain 35 acres.. The 80 acre parcel is located at 17700 E. Liberty Road, in SJ County. The parcel is zoned AG 40. The parcel is located in Section 4, T4N, R8E. The existing residence was constructed in 1981. No mail can be delivered to the residence address. A poultry farm exists to the west of the site and a residence to the east. The present owners purchased the parcel in 1993. Parcel 3 is a Finance Parcel. The attached TPM shows the location, development and parcel layout. PRESENT AND PAST USES OF THE SITE The land is used for pasture in support of cattle and horse raising. There are an average of 10 cows and 10 horses, at any one time, during the year. The former owner raised sheep and used the land as pasture. It is probable the future use will not change but be on a reduced scale. EXISTING AND PROPOSED SEPTIC TANK USAGE The developed residential parcel, (parcel 3), has two existing septic systems. One system was added in 1996 which consisted of a 40' leach line and one pit. This system serves a modular type home/office. The other system serves the existing residence.
