The planned <br /> development of this property consists of creating four(4) parcels containing 80 acres <br /> each within an existing 320 acres parcel. The property owner desires to create these four <br /> (4)parcels to be in a position to be able to sell them in an undeveloped condition or a <br /> developed condition in the future and to continued to devote the land of the four(4)to <br /> agricultural pursuit in the immediate future as has been done in the past. The creation of <br /> the four(4)parcels will be as shown on the attached Tentative Parcel Map. The four(4) <br /> parcels are located in the east half of Section 33, Township 5 North, Range 8 East,Mount <br /> Diablo Base and Meridian in San Joaquin County. <br /> Submitted for your review, consideration and approval is a study conducted to <br /> ascertain if there are any surface or subsurface contamination sources on the above <br /> described proposed development and to determine the measures needed to mitigate any <br /> threat to the environment and human health. <br /> (1lIntroduction & Proposed Development Of The Subject Property <br /> (1.1)Property Description: The subject property of this report is presently a vineyard <br /> devoted to the agricultural pursuit of growing grapes and has undergone the same use for <br /> the last fifteen (15)years. The subject property of this report is located on the north side <br /> of Liberty Road and in a general area of land devoted to either agricultural pursuits or left <br /> in a natural state. The land to the north,east and west is land left in its natural state. The <br /> subject property of this report is presently Williams Act Parcels. <br /> The subject property of this report is presently zoned 2010 AG80 as shown on the <br /> attached San Joaquin County Community Development sheet entitled SEARCH <br /> RESULTS and is subject to the standards noted on the attached TABLE 9-610.2. <br /> (1.2) Proposed Development: The planned development of this property consists of <br /> creating four(4)parcels containing 80 acres each within an existing 320 acres parcel.
