ACCESS: The following access requirements apply and shall be shown on the Parcel <br /> Map: <br /> (1) A 25-foot-wide private easement for access to Parcel 3 shall be shown on the <br /> Parcel Map. (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map: <br /> • At the time of development of Parcel 3, the entire length of the private <br /> right-of-way for Parcel 3 shall be constructed and maintained to the <br /> standards required by Section 10.207 of the Uniform Fire Code and <br /> applicable San Joaquin County Improvement Standards. (Development <br /> Title Section 9-1150.15[c]) <br /> f. FLOOD HAZARDS: Future construction on the parcels shall be consistent with the <br /> requirements of the Flood Hazards Chapter (Section 9-1605) of the Development Title's <br /> Safety Regulation Division. <br /> 9. DEVELOPMENT REQUIREMENTS: The following development requirements apply and <br /> shall be shown on the Parcel Map: <br /> (1) A storm drainage pond shall be provided on each lot to meet requirements of the <br /> County and to provide adequate drainage for each lot. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> (See the attached memo from Public Works dated June 27, 1995.) <br /> 3. PUBLIC HEALTH SERVICES: <br /> (See the attached memo from Public Health dated June 15, 1995.) <br /> 4. COUNTY COUNSEL: <br /> a. Pursuant to Section 66474.9 of the Government Code, the subdivider shall defend, <br /> indemnify, and hold harmless the local agency or its agents, officers, and employees from <br /> any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory <br /> agency, appeal board, or legislative body concerning a subdivision, which action is <br /> brought within the time provided for in Section 66499.37 of the Government Code. <br /> S. PARK FEES: Due to the relatively small size, less than 50 parcels, the San Joaquin <br /> County Department cf Parks and Recreation will require the collection of in-lieu fees for <br /> park development as a requirement for approval of the parcel map.
