SIGNS: The following sign regulations apply and shall be'-shown on the site plan: <br /> (1) Freestanding signs shall not be placed closer than fifty, (50) feet from any other freestanding f <br /> sign. (Development Title 9-1710.4[e][1][D]) . <br /> (2) Any proposed signs not included in this Variance application shall be consistent with Chapter 9- <br /> 1710 of the Development Title. <br /> f. BUILDING CODE REQUIREMENTS: The following JCalifornia Building Code (CBC) and San <br /> Joaquin County Ordinance requirements will 'be applicable :to the proposed project. The following <br /> conditions shall be addressed prior to subrimittal� of a building :permit application to the Building <br /> Inspection Division: <br /> (1) A building permit application,including•plans will be required for all phases of the project. <br /> According to state law, the plans must be prepared by a registered engineer or licensed architect <br /> and shall be submitted for review and approval.' <br /> (2) Any proposed fence/wall structures exceeding 7 feet;in height will require a permit. <br /> (3) The required plans must be complete at the time of subrriittal fora building permit:°Plans must <br /> address building design and construction and:show compliance with the current California.codes <br /> and San Joaquin County ordinances. A complete set of plans must include fire sprinkler plans, <br /> truss calculations, energy calculations, plumbing, electrical and mechanical drawings as well as <br /> structural calculations as applicable to the proposed project.-Please do not assume deferred <br /> -submittals-will be allowed. <br /> (4) The archway-will-require a permit and inspection either by the Department of Public Works or the <br /> Building Department or both. This determination will be made at the time of permit issuance and <br /> based on the location of support structures for.the arch. <br /> 2. -DEPARTMENT OF PUBLIC WORKS.(Staff Contact: Alex C-hetley, [209]468-3000) <br /> a. All signs shall be located in such a manner to provide required line of sight for vehicles entering <br /> and exiting Lincoln Center. " <br /> b. An encroachment permit shall be.required for the archway sign over the County road right-of-way. <br /> The columns shall be located outside the right-of-way: Other conditions will apply'as part of the <br /> encroachment permit review process.
