CONDITIONS OF APPROVAL SA-91-34 Ken Silveira Unless otherwise specified, all Conditions of Approval shall be complied with prior to the issuance of any Building Permits. This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. 1. DEVELOPMENT SERVICES DIVISION: a. The kennel shall be approved for a maximum of 25 dogs, and it shall not be a public boarding kennel. b. The offspring of the dogs are allowed and shall not be counted until they are four months of age (Section 9-3234(e][11). C. No customers shall come to the site. d. A solid six-foot-high fence shall be maintained along the northern and eastern sides of the kennel area, and a six-foot-high chain-link fence is required along the southern and western sides of the kennel, as shown on the site plan. e. Except for movement on and off the property, animals shall not be kept or maintained in coops, pens, corrals less than one-half acre, or in barns or similar structure closer than 40 feet from any rear or side property line (Section 9-3234[d]). f. All animal enclosures, including but not limited to pens, cages, and feed areas, shall be maintained free from litter, garbage, and the excessive accumulation of manure in order to discourage the proliferation of flies, other disease vectors, and offensive odors. The premises are to be maintained in a neat and sanitary manner (Section 9-3234[e][2]). g. No advertising signs shall be permitted. h. The kennel operation shall not cause noise greater than 65 db Ldn at the property lines. 2. DEPARTMENT OF PUBLIC WORKS: Ordinance Requirements: The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. Ordinance Requirements cannot be modified. a. An Improvement Plan showing drainage,driveway access details,on-site parking, existing and proposed utility services, and grading shall be submitted to the Department of Public Works for approval.
