An Improvement Plan, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services , and grading, shall be submitted to the Department <br /> of Public Works for approval . <br /> 2 . Dedication to result in a 30 foot wide right-of-way from the <br /> centerline of Linn Road to the property line shall be <br /> required across the frontage of APN 053-140-20. <br /> 3 . A Traffic Impact Mitigation Fee may be required for this <br /> development . The fee will be exempt if the development stays <br /> non-commercial . The fee is due and payable at the time of <br /> building permit application. (The fee currently is $1 ,451 .00 <br /> per 1 , 000 gross square foot of building as <br /> "Service/Commercial " in the Lockeford area . If there is no <br /> building permit required, the fee will be exempt. The fee <br /> shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> 4 . Encr-oachment permit shall be required for work within road <br /> right-of-way . <br />
