APPLICANT : Earleen Gunroos APN : 053-140-20 INFORMATION : The site is not located within a Federal Flood Insurance Administration Designated Flood Hazard Area. Linn Road has an existing right-of-way width of 40 feet, and a planned right-of-way width of 60 feet. ORDINANCE REQUIREMENTS : 1 . An Improvement Plan, showing drainage, driveway access details, on-site parking, existing and proposed utility services , and grading, shall be submitted to the Department of Public Works for approval . 2 . Dedication to result in a 30 foot wide right-of-way from the centerline of Linn Road to the property line shall be required across the frontage of APN 053-140-20. 3 . A Traffic Impact Mitigation Fee may be required for this development . The fee will be exempt if the development stays non-commercial . The fee is due and payable at the time of building permit application. (The fee currently is $1 ,451 .00 per 1 , 000 gross square foot of building as "Service/Commercial " in the Lockeford area . If there is no building permit required, the fee will be exempt. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. ) 4 . Encr-oachment permit shall be required for work within road right-of-way .
