2.1 Zoning <br /> The San Joaquin County Community Development Department website states <br /> that the Site is zoned AG-40, general agriculture with a minimum parcel size of / <br /> 40 acres. This zoning designation "is established to preserve agricultural lands <br /> for the continuation of commercial agricultural enterprises." <br /> 2.2 Proposed Development <br /> A minor subdivision is proposed to divide the Site into two 40-acre parcels. Mr. .2J <br /> Watts indicated that no changes to the use of the Site are planned. <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as <br /> relatively flat land located at approximately 110 to 120 feet above mean sea <br /> level. Two intermittent creeks are depicted crossing the Site. This map is <br /> included as Plate 3 in Appendix 1. <br /> 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Three additional photographs, dated <br /> October 1998, March 2005, and December 2011, were obtained from the San <br /> Joaquin County District Viewer. <br /> In the 1937 photo, the Site appears to be dry-farmed land with natural <br /> topography, a few trees are scattered across the Site. Linn Road, Sargent Road, <br /> and Kettleman Lane can be seen. To the east of the Site is an orchard; the other <br /> surrounding properties are dry-farmed land. A few rural residences and <br /> agricultural structures can be seen along the roadways. <br /> In the 1952 through 1975 photos, no significant changes are apparent. <br /> In the 1998 photo, the Site appears to have been planted with vineyard. A new <br /> rural residence with animal enclosures and a small pond can be seen to the <br /> south of the Site. <br /> In the 2005 and 2011 photos, the adjacent land to the west has been planted <br /> with vineyard.
