CONDITIONS OF APPROVAL <br /> PA-02-298 <br /> JS Land Management <br /> Site Approval Application No. PA-02-298 was approved by the San Joaquin County Community <br /> Development Department on September 4, 2002. The effective date of approval is September 14, <br /> 2002. This approval will March 15, 2004, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Leanne Mueller, 468-3228) <br /> a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b) BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> C) GRADING PERMIT: A grading permit shall be required for all grading done on site, <br /> including grading that was previously done without permits at the north end of the property. <br /> d) APPROVED USE: This approval is for the expansion of a batch plant and a truck trailer <br /> storage area as shown on the Plan dated June 28, 2002. (Use Types: General Industrial; <br /> Heavy, Truck Sales and Service; Parking) <br /> i) The expansion of the batch plant will include: <br /> (1) A 3,200 sq. ft. manufacturing building. <br /> (2) A 3,750 sq. ft maintenance building. <br /> (3) Two commercial coaches for administration totaling 660 sq. ft. each. <br /> (4) 1.56 acres for outdoor finished concrete product storage. <br /> (5) A storm drain retention pond. <br /> (6) A caretaker mobile home <br /> (7) A demolition permit shall be obtained and finaled for the removal of the existing <br /> 50x70 building prior to issuing building permits. <br /> ii) The truck trailer storage area will be 3.5 acres and a maximum of 105 trailers shall be <br /> parked there at any given time. <br /> Conditions of Approval - 1 - PA-02-298 <br />
