e) COMPLIANCE DATE: The applicant shall obtain all necessary building permits within six <br /> (6) months and shall comply with the Conditions of Approval within 18 months of the <br /> effective date of approval. <br /> f) STORAGE AREAS: The perimeter of the outdoor storage area for the finished concrete <br /> product and the truck trailer storage area shall be defined by a barrier. <br /> g) STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Site Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> h) PARKING: Off-street parking shall be provided and comply with the following: <br /> i) All auto parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or <br /> properties.(Development Title Section 9-1015.5[e]) <br /> ii) The truck trailer storage area may be aggregate base provided the truck maneuvering <br /> areas are surfaced with asphalt concrete or Portland cement. <br /> iii) A minimum of 35 auto parking spaces shall be provided, including two accessible <br /> spaces, one of which shall be van accessible. Accessible spaces shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24) (Development Title Section <br /> 9-1015.3) <br /> iv) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> i) LIGHTING: Lighting shall be provided and comply with the following: <br /> i) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> ii) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists.
