ii) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> iii) The auto parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. Seven trees shall be planted, evenly spaced <br /> throughout the parking lot. <br /> k) SIGNS. No additional advertising signs shall be permitted as a part of this approval. <br /> 1) BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> i) A grading plan shall be submitted and approved and a grading permit issued by the <br /> Building Inspection Division prior to performing any excavation or filling of earth material <br /> ii) The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The space(s) shall be located as close <br /> as possible to the primary entrance (C.C.R., Title 24). <br /> (2) Provide identification signs for the parking space(s) including the "tow away" sign at <br /> each entrance or visible from each space (C.C.R., Title 24). <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot(C.C.R., Title 24). <br /> (4) Provide one van parking space. <br /> iii) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24 <br /> Uniform Plumbing Code, Table 4-1. <br /> m) UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for a <br /> building permit. <br /> i) Fire flow and hydrants will be provided for the proposed project by the use of: <br /> (1) NFPA 1231 of the National Fire Code (static water supply). <br /> ii) Fire department access roads shall be in accordance with section 902.2 of the <br /> California Fire Code and the standard adopted by the San Joaquin County Fire Chiefs <br /> Association. <br /> iii) Key Boxes: A Knox box shall be installed according to the local fire department's <br /> instructions. <br /> Conditions of Approval - 3- PA-02-298 <br />
