An Improvement Plan, showing drainage details, driveway access details, on-site parking areas, existing and proposed utility services, and grading, shall be submitted for approval. All project-related storm water runoff shall be retained on site. i. All construction and improvements shall conform to the approved Site Plan and Improvement Plan. 2 . DEPARTMENT OF PUBLIC WORKS a. A deceleration lane from the driveway of APN 253-120-44 to the project entrance shall be required. (Planning Title Section 9-2143) b. An Encroachment Permit shall be required for work within the road right-of-way. (Streets and Highway Title Section 10-3103) C. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of renewal of the temporary mobile office permit application. (The fees currently are $2 , 269. 00 per 1, 000 gross square foot of building as "Office" , and $1, 154 . 00 per 1, 000 gross square foot of building as "Warehouse" in the Tracy area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record) (Resolution R-90-304 , R-91-1025) . 3. AIR POLLUTION CONTROL DISTRICT a. The District's dust mitigation measures shall be implemented during all grading and construction on the site. 4. COUNCIL OF GOVERNMENTS a. The applicant shall file form 7460-1 with the Federal Aviation Administration for the communications tower. b. The tower shall not be installed until the Council has been provided with evidence of the Federal Aviation Administration's approval of the tower. C. All Federal Aviation Administration mitigation measures shall be incorporated into the construction plans for the tower.
