CONDITIONS OF APPROVAL <br /> SA-92-0037 <br /> PAGE TWO <br /> h. An Improvement Plan, showing drainage details, driveway <br /> access details, on-site parking areas, existing and <br /> proposed utility services, and grading, shall be <br /> submitted for approval. All project-related storm water <br /> runoff shall be retained on site. <br /> i. All construction and improvements shall conform to the <br /> approved Site Plan and Improvement Plan. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> a. A deceleration lane from the driveway of APN 253-120-44 <br /> to the project entrance shall be required. (Planning <br /> Title Section 9-2143) <br /> b. An Encroachment Permit shall be required for work within <br /> the road right-of-way. (Streets and Highway Title <br /> Section 10-3103) <br /> C. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of renewal of the temporary mobile office permit <br /> application. (The fees currently are $2 , 269. 00 per 1, 000 <br /> gross square foot of building as "Office" , and $1, 154 . 00 <br /> per 1, 000 gross square foot of building as "Warehouse" <br /> in the Tracy area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record) (Resolution R-90-304 , R-91-1025) . <br /> 3. AIR POLLUTION CONTROL DISTRICT <br /> a. The District's dust mitigation measures shall be <br /> implemented during all grading and construction on the <br /> site. <br /> 4. COUNCIL OF GOVERNMENTS <br /> a. The applicant shall file form 7460-1 with the Federal <br /> Aviation Administration for the communications tower. <br /> b. The tower shall not be installed until the Council has <br /> been provided with evidence of the Federal Aviation <br /> Administration's approval of the tower. <br /> C. All Federal Aviation Administration mitigation measures <br /> shall be incorporated into the construction plans for the <br /> tower. <br />
