Item No . 4 _
PC : 5-5-88
UP-88-28
Page 4
of the quarry pit , which has an elevation of +112 feet .
Residences to the north and south are located at a ground ele--
vation of +150 feet to +160 feet and are at least 500 feet from
the facility. Project facility structure height will extend to
a maximum elevation of +187 feet or 27 to 37 feet above the
natural or surrounding grade .
The Tracy Airport is located on the west side of Tracy
Boulevard. The south portion of the project site aligns with
the approach zone of one airport runway. The proposed struc-
ture heights are within the maximum heights permissible for
airport approach zones . This conclusion is supported by the
Airport Land Use Commission, which also recommends that no
reflective materials be used on rooftops and that any radio
dispatch equipment not interfere with aircraft communication or
navigation.
Traffic Circulation:
The Department of Public Works recommends that improvements be
constructed along Linne Road to accommodate the proposed use .
These improvements are identified in the Conditions of
Approval .
Operational Characteristics :
The proposed hours and days of operation are Monday through
Saturday from 7 : 00 a.m. to 7 : 00 p.m. A total of 15 employees
will be divided among two work shifts . The volume of truck
traffic generated by the use is expected to be a maximum of
three incoming and four outgoing per day.
The site plan indicates two potential future uses which are not
yet well defined: a future office use and a future covered
storage use . A new Use Permit application may be required for
the future expansions .
Landscaping, Signs, Fencing, and Lighting:
The site has landscaping along Linne Road and along the west
property line . No signs are proposed as part of this project .
There is an existing six-foot-high cyclone fence along Linne
Road and along the west property line . No light structures are
proposed . In the event that light standards are installed for
night work, staff would recommend that the type and location of
standards, as well as direction of illumination, be oriented so
as not to create obstructions to aircraft using the Tracy
Airport nor cause glare onto surrounding properties .
