CONDITIONS OF APPROVAL <br /> SA-93-7 <br /> Gurmail Jagpal <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is to permit the parking of seven trucks and trailers. <br /> b. Submit an Improvement Plan, prepared by a Registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. Pond <br /> capacity calculations shall be submitted for approval. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> C. An office shall be required as part of this approval. The existing residence may be used <br /> for the office provided the conversion will meet the requirements of the Building <br /> Inspection Division. <br /> d. The applicant shall secure an approved Business License for the approved use prior to <br /> the initiation of the use. (County Ordinance Code Section 7-1000) <br /> e. A total of three parking spaces shall be provided and shown on the Improvement Plan. <br /> The size of the parking spaces shall be consistent with the requirements of Development <br /> Title Section 9-1015(b). <br /> f. The driveway width at the ultimate right-of-way shall be 40 feet maximum. The design of <br /> the driveway shall allow trucks to enter and exit property without entering into opposing <br /> lanes of traffic. <br /> g. Access gates shall be recessed from the property line a minimum of 65 feet. <br /> (Development Title Section 9-505.6(e)) <br /> h. The easterly entrance shall be striped and have signage posted for entrance only.
