i. All automobile parking spaces and the first 150 feet from the right-of-way shall be <br /> surfaced and permanently maintained with a minimum of two inches of asphalt concrete <br /> over an appropriate base or four inches of Portland cement concrete over an appropriate <br /> base. Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. All other areas that are used for vehicular traffic shall be surfaced and <br /> permanently maintained with a chip seal. These improvements shall be constructed prior <br /> to the initiation of the use or prior to the issuance of the Certificate of Occupancy, <br /> whichever comes first. (Development Title Section 9-1015) <br /> j. Truck parking stalls shall be a minimum 25 feet in length and IS feet in width and have <br /> a minimum height clearance of 14 feet. (Development Title Section 9-1015.6(c)) <br /> k. All areas not used for buildings, parking, driveways,walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. At a minimum, a 10-foot-wide <br /> planting strip is required along adjacent streets. The strip shall be continuous except <br /> where crossed by driveways and walkways. (Development Title Section 9-1010.9(a)) <br /> I. Outside storage of materials shall comply with Development Title Section 9-1020.9(c). <br /> M. Trash bins shall be kept in an enclosure with solid masonry walls on three sides and <br /> gated on the fourth side. <br /> n. One free-standing sign shall be permitted and shall comply with Development Title <br /> Section 9-1710.4(a)(6). <br /> o. Inoperative vehicles shall be removed from the site. (Development Title Section 9-1910.4. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. Dedicate an 84-foot-wide right-of-way from the northerly right-of-way of Linne Road to the <br /> property line across the frontage of APN 253-120-35. <br /> b. The driveway approaches shall be improved to provide for truck access in accordance <br /> with the requirements of San Joaquin County Standard R-17 prior to issuance of the <br /> occupancy permit. (Development Title Section 9-1145.5) <br /> C. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> d. The frontage improvements for Linne Road shall be constructed in conformance with the <br /> standards for one-half of an 84-foot-wide right-of-way rural arterial road. The construction <br /> of the frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to the estimated construction <br /> costs prior to approval of the Improvement Plan. A $260.00 fee currently is required for <br /> processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed <br /> and an estimate for the required frontage improvements. The estimate shall be prepared <br /> by a Registered Civil Engineer with a typical section drawing on a form to be supplied by <br /> the Department of Public Works and submitted to Public Works for approval.
