e. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $236.33 per <br /> daily trip-end generated by this project in the Tracy area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. State on revised plans the maximum number of employees the sewage disposal system <br /> is being designed for and that the leach field area will be barricaded so that it cannot be <br /> driven over, parked on, or used as a storage area. This leach field area must be used <br /> for that specific purpose only and cannot contain any underground utility lines. The <br /> revised plan must also show a 100 percent expansion area for sewage disposal. <br /> b. Repair the existing septic system under permit and inspection by the Environmental <br /> Health Division. Add a minimum of 100 feet of leach line or equivalent to the existing <br /> septic system. <br /> 4. BUILDING INSPECTION DIVISION: <br /> a. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submital to <br /> the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from an R-3 (residence) occupancy <br /> to a B-2 (office) occupancy (UBC Section 502). The structure must be brought <br /> into compliance with all current code provisions including structural, plumbing, <br /> mechanical, electrical, energy, and handicap requirements. <br /> (2) Provide restrooms conforming with all disabled access requirements (CCR Title <br /> 24). <br /> b. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically handicapped. The spaces shall be located as <br /> close as possible to the primary entrance (CCR Title 24). <br /> (2) Provide identification signs for the parking spaces, including the "tow away' sign, <br /> at each entrance or visible from each space (CCR Title 24). <br /> (3) The slope of a parking space shall not exceed A-inch per foot (CCR Title 24). <br /> C. This use does not qualify for a home occupation because the use changes the <br /> occupancy from a residence to an office. <br /> Conditions of Approval - 3 - SA-93-7 <br />
