Linne Rd., Tracy, CA <br /> (APN Nos.: 255-270-5,-20,-23,-25,-37&-38) <br /> ' (PA-1300090) <br /> GPE Project No. 692.1 <br /> ' September 18,2014 <br /> ' 1.0 INTRODUCTION & PROPOSED DEVELOPMENT <br /> The site is in a rural area of San Joaquin County about 2 miles east of Tracy. It consists of 6 <br /> contiguous parcels with a total area of about 724 acres which are zoned for agricultural use <br /> (AG-40). The owner of the site is proposing to re-parcel the land into 17 new parcels, each <br /> with an area of roughly 40 acres. The proposed new parcels have not yet been assigned <br /> ' assessor parcel numbers. It is expected the agricultural use will not change, but eventually, <br /> each of the 17 parcels may become the site of a residence, and each will be served by a septic <br /> sewage system. This report is intended to provide information required by Section 9-1105 of <br /> San Joaquin County Ordinance in connection with the proposed new septic sewage systems. <br /> The study is needed to determine if the onsite soils are adequate to handle effluent from the <br /> septic systems. The property is currently the site of a single farm building complex with a <br /> domestic water production well and two existing septic sewage systems. <br /> ' The information discussed in this report includes the results of recently conducted percolation <br /> tests, a description of on-site soils, sample analytical results from the on-site water well and <br /> general information regarding the soil and groundwater from publicly available sources. <br /> ' 1.1 Site Description <br /> The 6 agricultural parcels are contiguous, and have a total area of about 724 acres (see maps <br /> ' in Appendix A). The parcels are zoned for agricultural use (AG-40). The Property occupies <br /> portions of Sections 9 and 10 of T3S, R6E, MDB&M, and is situated on the south side of <br /> Linne Road between Koster and Kasson Roads.
