Soil Suitability Study Page 3
Sandhu Farms,260 E.Linne Rd.,Tracy CA
Project No. 692.1
September 18,2014
' 3.0 EXISTING AND PROPOSED SEPTIC TANKS
3.1 Existing Septic Systems
Two septic sewage systems are on the site in the vicinity of the one existing farm building
complex. Each of two residences in the building complex is served by a separate septic
' system. The County Environmental Health Department (EHD) retains records of permits to
install, destroy, or repair septic systems. A request was made of the EHD staff to search their
t computerized records, and the representative confirmed that no permits are on record for the
subject property. This is presumed to be a result of the systems being sufficiently old that
they pre-date the records archive. Presumably the septic systems have not required
' significant repairs, as there are no repair permits on file either. The only public information
pertaining to the septic systems is a site diagram contained in a water well permit (Appendix
G).
' 3.2 Septic Systems in the Area
An attempt was made to count the number of rural residences from a review of a 2014 air
' photos of the area available on the San Joaquin County GIS system. The assumption was
made that one septic system is associated with each residence. Using this method, we
concluded that at least 13 systems lie within 1/4-mile of the perimeter of the site and at about
' 36 systems are within the 1-mile circle surrounding the Property (see topographic maps in
Appendix A). Portions of unincorporated communities of New Jerusalem and San Joaquin
River Club fall partially within the 1-mile circle. These areas presumably are served by some
' type of community sewage system, however, and are not included in the septic system count.
Permits pertaining to a representative selection of off-site septic systems near the periphery of
' the subject property were requested at the EHD offices on August 20, 2014. The following
table summarizes the permits found in the records (see Appendix F for details):
Street No. Date I Capacity Details Purpose
1474 E.Linne Rd. 10/77 N/A 800 s/f Filter bed Replace olds stem
26 E.Linne Rd. 4/83 1,200 Gal. Three 80 ft Leach Lines Replace old System
Based on these records, it appears the septic systems in the nearby area have operated
consistently, and with few repairs required. No particular problems with adequate drainage
are noted.
1 3.3 Existing and Proposed Septic System Usage
As mentioned above, there are two existing septic systems on the site, both associated with
the existing farm building complex. These systems may or may not be retained. If
1 abandoned, they will be replaced by a new system elsewhere on the relevant proposed new
2937 Veneman Ave.,#13240 Geo-Phase Environmental Inc.
