Hydrologic and <br /> hydraulic analyses shall be provided and demonstrate that all property,both downstream and upstream of <br /> the discharge,will not be subject to a higher flood level as a result of the proposed drainage. (Development <br /> Title Section 9-1135.2) <br /> 6. All improvements shall be in conformance with the current Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot,if applicable. A grading plan shall be submitted as part of the improvement plans and <br /> approved prior to approval of the Parcel Map. The grading plan shall contain the information listed in the <br /> California Building Code(CBC),Appendix,Chapter 33,Section 3309,complete drainage details and <br /> elevations of adjacent parcels. Retaining wall details shall be submitted where applicable. Grading in <br /> excess of 5,000 cubic yards shall comply with Sections 3309.3 and 3309.4 for"Engineered Grading <br /> Requirements". (Grading that disturbs more than one acre will require a National Pollutant Discharge <br /> Elimination System(NPDES)permit). A Preliminary Soils Report is required in accordance with the <br /> County Standards for the purpose of determining the R-Value for the design of the roadways. The <br /> improvement plans and specifications are subject to plan check,field inspection fees and must be approved <br /> by the Department of Public Works prior to construction of improvements. (Development Title Section 9- <br /> 240, Section 9-910, Section 9-1100 and R-92-814) <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1) acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb I or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development,are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity(www.swreb.ca.gov/stonnwtr/gen_const.htmlgconst__pernut). <br /> (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9,Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance.
