t t ._- <br /> Recommendations <br /> Action <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Mitigated Negative Declaration; and <br /> 2. Approve Major Subdivision No. PA-0400276 with the Findings and Conditions of Approval <br /> contained in the staff report. <br /> Findings <br /> 1. The proposed subdivision is consistent with the General Plan, any applicable Master Plan, Specific <br /> Plan, and Special Purpose Plan, and any other applicable plan adopted by the County. <br /> • This finding can be made because the proposed subdivision is consistent with the General <br /> Plan. Specifically, it meets the General Plan density requirement of 1-2 dwelling units per <br /> gross acre (General Plan Volume I, Table III-1). The subdivision is included in an area that <br /> has a Special Purpose Plan to provide a public wastewater disposal system and storm water <br /> drainage system. The subdivision is consistent with the Special Purpose Plan. <br /> 2. The design or improvement of the subdivision is consistent with the General Plan and any Specific Plan <br /> or Special Purpose Plan. <br /> • This finding can be made because the improvements proposed for the subdivision are <br /> consistent with the General Plan and Special Purpose Plan for the area. The subdivision will <br /> be served by CSA 44 for sanitary sewer, storm water drainage, and water. The subdivision is <br /> consistent with the Special Purpose Plan that was prepared for the provision of public <br /> services in this area. <br /> 3. The site is physically suitable for the type of development proposed. <br /> • This finding can be made because the proposed subdivision meets the General Plan density <br /> requirement of 1-2 dwelling units per gross acre. The proposed subdivision meets the <br /> development requirements contained in the Development Title regarding lot size and width. <br /> Additionally, all minimum County standards are met. The site is relatively level. <br /> 4. The site is physically suitable for the proposed density development. <br /> • This finding can be made because the site is relatively level, and there are approved <br /> subdivisions in the area with similar density. <br /> 5.
