i. Linne Road shall be improved on the subdivided side to County standards for an 84-foot-wide right- <br /> of-way minor arterial. The construction of the frontage improvements will be deferred upon execution <br /> by the owner of a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to the estimated construction costs prior to approval of the Improvement Plan. The <br /> Secured Deferred Frontage and Roadway Improvement Agreement shall be in effect for five years. <br /> A$325.00 fee currently is required for processing, per Development Title Table 9-240.2, in addition <br /> to a copy of the Grant deed and an estimate for the required frontage improvements. The estimate <br /> shall be prepared by a registered civil engineer with a typical section drawing on a form to be <br /> supplied by Public Works for approval. As an option, Public Works will prepare the drawing and <br /> estimate for an additional fee of$140.00. The fee due will be based on the current fee schedule. <br /> (Development Title Section 9-1150.2) <br /> j. This subdivision is approved for recording as a single unit. Phasing is not approved. (Development <br /> Title Section 9-1100.3) <br /> k. A community retention pond shall be provided to meet the requirements of the County and to provide <br /> adequate drainage for the subdivision. Hydrologic and hydraulic analyses shall be provided to <br /> demonstrate that all property, both downstream and upstream of the discharge, will not be subject to <br /> a higher flood level as a result of the proposed drainage. (Development Title Section 9-1135.2) <br /> I. The project shall be served by a public water system conforming to the requirements of the <br /> Environmental Health Department and the Department of Public Works. The system shall provide <br /> adequate domestic and fire water supply in conformance to the requirements of the County Fire <br /> Warden and the local fire district. The applicant shall be required to pay the proportionate costs of a <br /> water supply feasibility study as well as proportionate costs for any new facilities required or the <br /> expansion of existing system facilities necessary to serve the development. (Development Title <br /> Section 9-1120.2) <br /> m. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of Environmental Health and Public Works. A wastewater <br /> treatment plant study acceptable to Environmental Health and Public Works is required prior to <br /> approval of the improvement plans of any work within the site. The applicant shall be required to pay <br /> the proportionate costs of the feasibility study. Pending the results of the study,the applicant shall <br /> be required to pay the proportionate costs of expanding the existing sewer treatment system as <br /> necessary to serve the development. (Development Title Section 9-1105.2) <br /> n. Street lighting shall be provided for the subdivision and the frontage of Linne Road. (Development <br /> Title Section 9-1150.11) <br /> o. The subdivider shall agree to and shall pay user fees for the utility services from the time <br /> improvements are accepted by the County until the lots are placed on the County tax rolls, or up to <br /> an 18-month period, as the case may be. (Subdivision Map Act Section 66493) <br /> p. Access rights shall be dedicated and restricted for Lot 18 along the frontage of Linne Road on the <br /> Final Map. (Development Title Section 9-1150.5) <br /> q. An Offer of Dedication of ground water rights on the Final Map is required. <br /> r.
