If improvements referred to herein are not completed prior to recording the Final Map,the subdivider <br /> shall execute an agreement with the County of San Joaquin ensuring the completion of improvements <br /> within one (1)year after recording the Final Map. (Development Title Section 9-1100.3(j]) <br /> 3. A Preliminary Soils Report is required in accordance with the County Standards for the purpose of <br /> determining the R-Value for the design of the roads. (Development Title Section 9-910.2) <br /> 4. A grading plan shall be submitted as a part of the improvement plans and approved prior to recording the <br /> Final Map. The grading plan shall contain the information listed in the U.B.C.,Appendix, Chapter 33, <br /> Section 3309, complete drainage details and elevations of adjacent parcels. Retaining wall details shall <br /> be submitted where applicable. Grading in excess of 5,000 cubic yards shall comply with Sections <br /> 3309.3 and 3309.4 for'Engineered Grading Requirements." (Grading that disturbs more than five acres <br /> will require a National Pollutant Discharge Elimination System permit.) <br /> 5. Water meters shall be installed on all water services. (Board of Supervisors Order B-91-650) <br /> 6. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, <br /> CalTrans Traffic Manual and/or San Joaquin County Standards and shall be shown on the improvement <br /> plans. (Development Title Section 9-1150.2) <br /> 7. All utilities shall be underground except power transmission facilities of a 35 KV or greater. Public <br /> utility easements shall be provided along the road frontage of the subdivision and as required by the <br /> public utility companies. (Development Title Section 9-1155.2) <br /> 8. Lindly Lane shall be dedicated on the Final Map and improved to County Standards for a 50-foot right- <br /> of-way local residential road with vertical curb and gutter. Sidewalks are not required. <br /> (Development Title Sections 9-857.4, 9-1150.2[d][3] and 9-1150.5[b]) <br /> 9. Linne Road shall be improved on the subdivided side to County standards for an 84-foot right-of-way <br /> minor arterial. The construction of the frontage improvements will be deferred upon execution by the <br /> owner of a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent <br /> to their estimated construction costs prior to approval of the Improvement Plan. The Secured Deferred <br /> Frontage and Roadway Improvement Agreement shall be in effect for five(5)years. (A$325.00 fee <br /> currently is required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage improvements. The estimate shall be prepared by a <br /> registered civil engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works for approval. As an option,the Department of Public Works will Prepare the drawing and <br /> estimate for an additional fee of$140.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 10. This subdivision is approved for recording as a single unit;phasing is not approved. <br /> (Development Title Section 9-1100.3) <br /> 11. A community retention pond shall be provided to meet the requirements of the County and to provide <br /> adequate drainage for the subdivision. Hydrologic and hydraulic analyses shall be provided and <br /> demonstrate that all property,both downstream and upstream of the discharge,will not be subject to a <br /> higher flood level as a result of the proposed drainage. (Development Title Section 9-1135.2) <br />
