The project shall be served by a public water system conforming to the requirements of the San Joaquin <br /> County Public Health Services Environmental Services Division and the Department of Public Works. <br /> The system shall provide adequate domestic and fire water supply in conformance to the requirements of <br /> the County Fire Warden and the local Fire District. The applicant shall be required to pay the <br /> proportionate costs of a water supply feasibility study as well as proportionate costs for any new facilities <br /> required or expansion of existing system facilities necessary to serve the development. (Development <br /> Title Section 9-1120.2) <br /> 13. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health services Environmental <br /> Services Division and the Department of Public Works. A wastewater treatment plant study acceptable <br /> to the Department of Public Works and San Joaquin County Public Health Services Environmental <br /> Services Division is required prior to the approval of the improvement plans of any work within the site. <br /> The applicant shall be required to pay the proportionate costs of the feasibility study. Pending the results <br /> of the study, the applicant shall be required to pay the proportionate costs of expanding the existing <br /> sewer treatment system as necessary to serve the development. (Development Title Section 9-1105.2) <br /> 14. Street lighting shall be provided for the subdivision and the frontage of Linne Road. <br /> (Development Title Section 9-1150.11) <br /> 15. The subdivider shall agree to and shall pay user fees for the utility services from the time improvements <br /> are accepted by the County until the lots are placed on the County tax rolls,or up to an eighteen-month <br /> period,as the case may be. (Subdivision Map Act Section 66493) <br /> 16. Access rights shall be dedicated and restricted for lots 18 along the frontage of Linne Road on the Final <br /> Map. (Development Title Section 9-1150.5) <br /> 17. Offer of Dedication of ground water rights on the Final Map is required. <br /> 18. Services shall be provided to the"Designated Remainder" in accordance with the adopted County <br /> Development policies for"Division 11: Infrastructure Standards and Requirements" of the San Joaquin <br /> County Development Title,and shall be noticed by a statement on the Final Map. <br /> (Development Title Section 9-1135.11[b]) <br /> 19. Although application is within the County Service Area#44 service boundary, applicant's parcels are <br /> outside of Zone"G". In order to receive the requested services,applicant must apply to transfer into <br /> CSA#44 Zone "G",complete the Proposition 218 process for storm drainage and street lighting,and pay <br /> their fair share to the County. Development will receive services conditional upon completion of all <br /> necessary facilities and passage of Proposition 218 vote. The assessment for the new zone shall be based <br /> on the cost for: maintenance,operation, system improvements, and any replacement program of facilities <br /> within CSA 44. The applicant shall pay for the cost to process the transfer and assessment for the new <br /> zone. In addition,the applicant shall pay for the maintenance and operation of the system from the time <br /> the facilities are accepted by the District until the transferred area is placed on the assessment role of the <br /> District. (Development Title Section 9-1100.5) <br />
