PA-0500468 OF <br /> WILLIAM AND STEPHANIE PRIOSTE (APN: 253-210-30) (8350 W. LINNE <br /> ROAD, TRACY) <br /> A Revision of Approved Actions application to add thirty-six (36) marketing events for a <br /> previously approved small winery with no marketing events. (Use Type: Wineries and Wine <br /> Cellars-Winery, Small) Thirty-six marketing events are proposed per year with a maximum <br /> attendance of 100 people per marketing event. <br /> The project site is located on the south side of West Linne Road, approximately 575 feet west of <br /> South Depot Master Drive, southeast of Tracy. <br /> The General Plan designation of the site is A/G (General Agriculture) and OS/RC (Resource <br /> Conservation) and the zoning designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has reviewed the application and has the following <br /> comments: <br /> Background <br /> On October 5, 2005, the Community Development Department approved Site Approval <br /> application No. PA-0500468 for a small winery with a multipurpose winery building including a <br /> tasting room, office, warming kitchen, and storage room (BP-0605096). (Use Type: Wineries <br /> and Wine Cellars-Winery, Small) Although a marketing plan was submitted for one marketing <br /> event per year, the marketing plan was not incorporated into the Conditions of Approval. <br /> Access <br /> Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width of no <br /> less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles except <br /> that in no case shall driveways designated as fire department access be less than twenty (20)feet <br /> wide." The circulation patterns for ingress and egress traffic and aisle widths must clearly be <br /> shown on the Improvement Plan. <br /> 1 <br />
