g. STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. (Development Title Section 9-1135) h. PARKING: Off-street parking shall be provided and comply with the following: (1) The parking surfacing requirement for small wineries shall be chip seal or an alternative surfacing material. (Development Title Section 9-1075.5[i]) (2) A minimum of 8 parking spaces shall be provided, including 1 accessible space which shall be van accessible. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R, Title 24)(2.5 spaces are required for every 1,000 square feet of building area) (Development Title Section 9-1015.3) (3) A total of 33 additional parking spaces (1 space is required for every 3 attendees) shall be provided for marketing events. Marketing event parking spaces may be alternative surfacing material. (4) Parking for marketing events shall be located on a maintained grass area to ensure a dust-free surface. i. ACCESS AND CIRCULATION: The following access requirements apply and shall be shown on the Parcel Map: (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, expect that in no case shall driveways designated as fire department access be less than twenty (20) feet wide). LIGHTING: Lighting shall be provided and comply with the following (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way of Linne Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.7) (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent (5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage.
