g. STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> h. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) The parking surfacing requirement for small wineries shall be chip seal or an alternative <br /> surfacing material. (Development Title Section 9-1075.5[i]) <br /> (2) A minimum of 8 parking spaces shall be provided, including 1 accessible space which <br /> shall be van accessible. Accessible spaces shall be located as close as possible to the <br /> primary entrance (C.C.R, Title 24)(2.5 spaces are required for every 1,000 square feet <br /> of building area) (Development Title Section 9-1015.3) <br /> (3) A total of 33 additional parking spaces (1 space is required for every 3 attendees) shall <br /> be provided for marketing events. Marketing event parking spaces may be alternative <br /> surfacing material. <br /> (4) Parking for marketing events shall be located on a maintained grass area to ensure a <br /> dust-free surface. <br /> i. ACCESS AND CIRCULATION: The following access requirements apply and shall be <br /> shown on the Parcel Map: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, expect that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide). <br /> (Development Title Section 9-1015.5(h)[1]) <br /> I. LIGHTING: Lighting shall be provided and comply with the following <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. (Development <br /> Title Section 9-1015.5[g](4]) <br /> k. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way of <br /> Linne Road, shall be installed across the frontage of the project site. (Development <br /> Title Section 9-1020.7) <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. Two trees s hall be planted, evenly spaced throughout the <br /> parking lot. <br /> 4 <br />
