I. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screen shall be six (6) to seven (7) feet in height. Outside storage is not permitted in <br /> front yards, street side yards, or in front or main buildings (Development Title Section <br /> 1022.4[d][2]) <br /> m. NOISE: Stationary noise sources shall be consistent with Chapter 9-1025.9 of the <br /> Development Title. The maximum sound level is 50 dB Hourly Equivalent Sound Level <br /> daytime 45 dB Hourly Equivalent Sound Level nighttime 70 dB maximum sound <br /> daytime 65 dB maximum sound nighttime This applies to outdoor activity area of <br /> receiving use or applies at lot line if no activity area is known (Development Title Table <br /> 9-1025.9 Part II) <br /> n. BULDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) The exterior wall of the winery building is less than 20 feet from the property line and <br /> shall be constructed of 1 hour fire-resistive construction. Openings will not be permitted <br /> less than 5 feet and protected less than 10 feet. <br /> (2) A grading plan shall be submitted and approved and a grading permit shall be issued <br /> by the Building Inspection Division prior to performing any excavation or filling of earth <br /> material. <br /> (3) The construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close <br /> as possible to the primary entrance. (C.C.R., Title 24) <br /> B. Provide identification signs for the parking space(s) including the 'tow away' sign at <br /> each entrance or visible from each space. (C.C.R., Title 24) <br /> C. The slope of a parking space shall not exceed '% inch per foot. (C.C.R., Title 24) <br /> D Provide one van parking space. <br /> E. Provide restrooms conforming with all disabled access requirements. (C.C.R., Title <br /> 24) (Uniform Plumbing Code, Table 4-1) <br /> F. The existing barn shall have a demolition permit.
