f LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g)[4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, or other permanent facilities shall <br /> be landscaped. A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of Linne Road, shall be installed across the frontage of the project site. The strip shall <br /> be continuous except where crossed by driveways and walkways. (Development Title Section 9- <br /> 1020.7) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to eight (8) feet in height shall be erected along the east property <br /> line of the project site adjacent to the parking area. (Development Title Section 9- <br /> 1022.4[e][11) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) <br /> feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet <br /> above the adjacent screen. (Development Title Section 9-1022.4[e][2)[A]) <br /> i. UNIFORM BUILDING CODE: The following California Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from an F-2 occupancy to an F-1 occupancy <br /> (CBC Section 301). The structure shall be brought into compliance with all current code <br /> provisions including structural, plumbing, mechanical, electrical, energy and disabled access <br /> requirements. <br /> (2) Provide restrooms conforming with all disabled access requirements (CBC 1115B.1 and CPC <br /> Chapter 4). <br /> j. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) A complete review at building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> (2) Fire flow and hydrants will be provided for the proposed project by the use of: <br /> A.
