CONDITIONS OF APPROVAL <br /> MS-93-24 <br /> Manuel Valadao <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum parcel size shall be 5 acres. (Development Title Section 9-610.2) <br /> b. The minimum lot width shall be 200 feet. (Development Title Section 9-610.4) <br /> C. Inoperative vehicles shall be removed from the site or completely stored within a building. <br /> (Development Title Sections 9-1910.4 and 9-1910.5{a}) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,235.00 per single-family dwelling unit in the Lockeford area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> C. Dedicate a 25-foot-wide right-of-way from the centerline of Tokay Colony Road to the <br /> property line across the frontage of APN 063-190-26. (Development Title Section 9-860.4) <br /> d. The frontage improvements for Live Oak Road shall be constructed in conformance with <br /> the standards for one-half of a 60-foot-wide right-of-way rural collector road. The frontage <br /> improvements for Tokay Colony Road shall be constructed in conformance with the <br /> standards for one-half of a 50-foot-wide right-of-way rural road. The construction of the <br /> frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to the estimated construction <br /> Conditions of Approval - 1 - MS-93-24 <br />
