CONDITIONS OF APPROVAL <br /> PA-02-503 <br /> Blodgett <br /> Site Approval Application No. PA-02-503 was approved by the San Joaquin County Community <br /> Development Department on December 3, 2002. The effective date of approval is December 13, <br /> 2002. This approval will expire on June 13, 2004, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is to establish a legal nonconforming carpet warehousing business <br /> as shown on the Plan dated October 17, 2002 (Use Type: Wholesale Distribution-Light). The <br /> approval includes use of the following buildings: <br /> (1) 5,820 square feet of the existing 12,000 square foot building to be used for warehousing of <br /> carpet and padding materials <br /> (2) 6,180 square feet of existing 12,000 square foot building to be used for living space (as <br /> approved by the Building Department)and personal storage. <br /> (3) One 1,600 square foot bam for personal use. <br /> c. EXPANSION OF USE: The following restrictions shall apply to the expansion and continuation of <br /> the nonconforming use: <br /> (1) The structure devoted to the nonconforming use shall not be enlarged or extended. The <br /> structure may be remodeled provided it does not increase the square footage or the intensity of <br /> the nonconforming use. <br /> (2) The nonconforming use (Wholesale Distribution-Light) shall not be reverted to a more <br /> detrimental use(Development Title Section 9-235.3(Q. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use.
