e. STORM DRAINAGE: Any additional storm water drainage shall be retained on-site. The drainage <br /> pattern and corresponding stone drain improvements shall be shown on the Site Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) A minimum of seven (7) parking spaces shall be provided, including one van accessible space. <br /> Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title <br /> 24). (0.5 spaces are required for every 1,000 feet of building area. 0.5 spaces are required for <br /> every employee.) (Development Title Section 9-1015.3) <br /> (2) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> (3) The van accessible space shall be seventeen (17) feet wide, outlined to provide a nine (9) foot <br /> wide parking area and an eight (8) foot wide loading and unloading area on the passenger side <br /> of the vehicle(Development Title Section 9-1015.10[a][6]). <br /> g. LOADING: One (1) loading space shall be provided. The space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. HOURS OF OPERATION: The hours of operation shall be limited between the hours of 6:00 a.m. <br /> and 5:00 p.m. <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Locke Road, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, or other permanent facilities shall <br /> belandscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> k. TREE PRESERVATION: Future development on the parcel shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). <br /> I. OUTDOOR STORAGE: Outdoor storage of materials associated with the warehousing and <br /> distribution business shall be prohibited. All storage areas for trash shall be screened so as not to be <br /> visible from adjacent properties and public rights-of-way.
