e. STORM DRAINAGE: Any additional storm water drainage shall be retained on-site. The drainage pattern and corresponding stone drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included f. PARKING: Off-street parking shall be provided and comply with the following: (1) A minimum of seven (7) parking spaces shall be provided, including one van accessible space. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). (0.5 spaces are required for every 1,000 feet of building area. 0.5 spaces are required for every employee.) (Development Title Section 9-1015.3) (2) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty (20)feet long. (Development Title Section 9-1015.5[b]) (3) The van accessible space shall be seventeen (17) feet wide, outlined to provide a nine (9) foot wide parking area and an eight (8) foot wide loading and unloading area on the passenger side of the vehicle(Development Title Section 9-1015.10[a][6]). g. LOADING: One (1) loading space shall be provided. The space shall be a minimum of 25 feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) h. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) i. HOURS OF OPERATION: The hours of operation shall be limited between the hours of 6:00 a.m. and 5:00 p.m. j. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Locke Road, shall be installed across the frontage of the project site. (2) All areas not used for buildings, parking, driveways, walkways, or other permanent facilities shall belandscaped. (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. k. TREE PRESERVATION: Future development on the parcel shall be consistent with the requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). I. OUTDOOR STORAGE: Outdoor storage of materials associated with the warehousing and distribution business shall be prohibited. All storage areas for trash shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7)feet in height.
