i. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, including any comer cutoff (snipe) (Development Title Section 9- 1710.2[g]). In addition, a sign shall be put up to direct car wash customers to turn off their stereos by 10:00 P.M. k. UNIFORM BUILDING CODE: The Building Division has reviewed the site plan and project description and has noted the following issues that must be addressed: (1) The proposed occupancy of the buildings shall be Group B. (2) The Construction Site Plan shall indicate the following: A. Provide parking for the physically disabled. The space shall be located as close as possible to the primary entrance(C.C.R.,Title 24). B. Provide identification signs for the parking space, including the "tow away" sign at each entrance or visible from each space(C.C.R., Title 24). C. The slope of the parking space shall not exceed '/.inch per foot(C.C.R., Title 24). D. Provide one van parking space. E. Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) (Uniform Plumbing Code, Table 4-1). I. UNIFORM FIRE CODE (Staff Contact: Steve Dalton, 468-2229) The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) A complete review at building permit submittal will require compliance with applicable codes and ordinances. (2) Fire extinguishers shall be installed in accordance with the California Fire Code, Standards 10-1, Volume 2. 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabriel Karam, 468-3000) a. An encroachment permit shall be required for work within the County road right-of-way. (Development Title Sections 9-1145.4 and 9-1145.5) b. The applicant shall improve driveway access on State Route 88 to Caltrans standards for a commercial driveway. c. An encroachment permit from Caltrans shall be required for work within the Caltrans right-of-way. Conditions of Approval -3 - PA-03-4
