i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any comer cutoff (snipe) (Development Title Section 9- <br /> 1710.2[g]). In addition, a sign shall be put up to direct car wash customers to turn off their stereos by <br /> 10:00 P.M. <br /> k. UNIFORM BUILDING CODE: The Building Division has reviewed the site plan and project <br /> description and has noted the following issues that must be addressed: <br /> (1) The proposed occupancy of the buildings shall be Group B. <br /> (2) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space shall be located as close as possible <br /> to the primary entrance(C.C.R.,Title 24). <br /> B. Provide identification signs for the parking space, including the "tow away" sign at each <br /> entrance or visible from each space(C.C.R., Title 24). <br /> C. The slope of the parking space shall not exceed '/.inch per foot(C.C.R., Title 24). <br /> D. Provide one van parking space. <br /> E. Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) <br /> (Uniform Plumbing Code, Table 4-1). <br /> I. UNIFORM FIRE CODE (Staff Contact: Steve Dalton, 468-2229) The following Uniform Fire Code <br /> and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated <br /> in the construction plans before submittal to the Community Development Department for a building <br /> permit: <br /> (1) A complete review at building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> (2) Fire extinguishers shall be installed in accordance with the California Fire Code, Standards 10-1, <br /> Volume 2. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabriel Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the County road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b. The applicant shall improve driveway access on State Route 88 to Caltrans standards for a <br /> commercial driveway. <br /> c.
