PA-03-04 OROBIN <br /> ROAD,ILOCKE ORD) <br /> The applicant is requesting to expand an existing two bay car wash facility by <br /> constructing a third open bay totaling 240 square feet (Use Type: Automotive Sales & <br /> Services-Cleaning). In addition, the applicant is proposing to permit the sale of 1 to 3 <br /> used automobiles <br /> cart and mobile lunch wagon vendor (Use Type: Eating Es abl shment Convve'nience)le e <br /> The property is located on the southeast corner of Locke Road and State Route 12/88, <br /> in Lockeford. The parcel has a General Plan designation of C/G (Commercial-General) <br /> and is zoned C-G (Commercial-General). <br /> Car Wash Bay <br /> The parcel currently has two 300 square foot car wash bays, one 240 square foot <br /> storage/restroom building, and a number of accessory structures to the car wash <br /> (vacuum, an RV waste disposal outlet, & a vending machine). According to the <br /> Assessor's Office the ultimate right-of-way of State Route 12/88 is sixty (60) feet. A site <br /> visit revealed that there is approximately 12-15 feet between the ultimate right-of-way <br /> and the edge of the existing car wash building. Buildings and structures in the C-G zone <br /> are required to setback a minimum of twenty (20) feet from a front or street side yard <br /> property line (Development Title Section 9-410.5). Because the applicant does not have <br /> adequate area to satisfy the setback requirements, the request to add an additional car <br /> wash bay will not be permitted. <br /> Automobile Sales <br /> The revised Site Plan needs to show that there is adequate space to park the <br /> automobiles for sale and adequate space to provide on-site parking for customers. An <br /> on-site circulation pattern should also be shown on the Site Plan.
