Provided there is adequate room for the sale of automobile sales, the <br /> following conditions may apply: <br /> • Landscaping: A minimum ten (10) foot wide planting strip shall be required along <br /> adjacent roads. All areas not used for buildings parking, driveways, walkways, or <br /> other permanent facilities shall be landscaped (Development Title Section 9- <br /> 1020.7). <br /> • Storm drainage: Any additional storm water drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development <br /> Title Section 9-1135) <br /> • Parking: All permanent parking lots (which include parking spaces, driveways, <br /> and maneuvering areas) shall be surfaced and permanently maintained with <br /> asphalt concrete or Portland cement concrete to provide a durable dust free <br /> surface (Development Title Section 9-1015.5[e]). A minimum of two (2) parking <br /> spaces shall be provided for the automobile sales business (in addition to the two <br /> existing car wash bays). <br /> Coffee Cart/Mobile Lunch Vendor <br /> The applicant's request to establish a coffee cart/mobile lunch vendor at an existing car <br /> wash site is proposed under the use type Eating Establishment-Convenience. The use <br /> type is defined as follows: <br /> The Eating Establishments use type refers to the sale of prepared food and <br /> beverages for on-premises consumption, but excludes those uses classified <br /> under the Liquor Sales use type. Specifically, Eating Establishment- <br /> Convenience includes the preparation and retail sale of food and beverages that <br /> does not normally provide for ordering from tables. Typical uses include drive-in <br /> and fast food restaurants, ice cream parlors, and delicatessens. <br /> The following conditions of approval are typically required for an eating establishment: <br /> Community Development Department (Planning Division): <br /> Landscaping: A minimum ten (10) foot wide planting strip shall be required along <br /> adjacent roads. All areas not used for buildings parking, driveways, walkways, or <br /> other permanent facilities shall be landscaped (Development Title Section 9- <br /> 1020.7). <br /> Parking: Five (5) parking spaces are required per 1,000 square feet of building <br /> space. 0.67 spaces are required per employee (Development Title Section 9- <br /> 1015.3). Although there are no buildings associated with the eating <br /> establishments, parking spaces are required. A minimum of two (2) parking <br /> spaces shall be required for the eating establishment businesses (in addition to <br /> the 2 parking spaces required for the automobile sales). All permanent parking <br /> lots (which include parking spaces, driveways, and maneuvering areas) shall be <br /> surfaced and permanently maintained with asphalt concrete or Portland cement <br /> concrete to provide a durable dust free surface (Development Title Section 9- <br /> 1015.5[e]). <br /> • Setbacks: Structures in the C-G zone shall have a minimum setback of twenty <br /> (20) feet from the front and street side yard property lines.
