of N. Locust Tree Road, which is required to be surfaced and permanently maintained with asphalt concrete
or Portland cement concrete.
Neighbor Opposition
The Community Development Department has received one (1) letter expressing concern regarding this
application. The letter was submitted by the owner of the property located adjacent to the north side of the
subject parcel. The concerns stated in the letter include the size of the business, the amount of truck
traffic and the noise of the truck traffic, the proximity of the driveway to their property, and the cumulative
effect of these impacts on their quality of life and the value of their property.
This project, a Site Approval application which would ordinarily be processed at the staff level, has been
referred to the Planning Commission due to the neighbor's opposition. The proposed uses (Agricultural
Truck Parking and Farm Services) may be conditionally permitted in the AG-40 (General Agriculture, 40
acre minimum) zone with an approved Site Approval application. Both parcels are zoned AG-40 and the
surrounding area is AG-40.
San Joaquin County PA-1600128/Mettler
Community Development Page 4
