PA-0800204 OF VIC AND CARRIE <br /> METTLER (C/O BAUMBACH AND PIAZZA) (APN: 051-130-75) (16475 LOCUST <br /> TREE ROAD, LODI) <br /> This project is a Site Approval application for an off-site wine cellar that will include converting <br /> an existing 1,000 square foot agricultural building to wine storage and converting 450 square <br /> feet of the agricultural building into a wine tasting room. The applicant is also proposing four <br /> marketing events per year. (Use Type: Winery and Wine Cellars, Wine Cellar, Off-Site) <br /> The project site is located on the west side of Locust Tree Road, half a mile south of State <br /> Route 12, east of Lodi. <br /> The General Plan designation of the site is A/G (General Agriculture) and the zoning <br /> designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has reviewed the above-referenced application and <br /> has the following comments: <br /> Existing shed <br /> There is an existing shed that crosses over property lines on the subject property and adjacent <br /> property to the south. On March 15, 2005, the Community Development Department approved <br /> Lot Line Adjustment application No. PA-0500043 to adjust the property lines between the <br /> subject parcel and adjacent parcel to the south. The existing shed was not shown on the Site <br /> Plan. Development Title Section 9-872.2(g) states adjusted parcels shall meet all minimum <br /> yard and lot width requirements, or at least not increase the degree of nonconformity. The <br /> existing setback for accessory buildings in the General Agriculture zone is ten feet from the side <br /> yard (Development Title Table 9-610.2). The shed will either have to be relocated to comply <br /> with the side yard setback requirement or be removed as a Condition of Approval. <br /> Access <br /> Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width of no <br /> less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles except <br /> 1 <br />
