h. The Regional Transportation Impact Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee will be based on the current <br /> schedule at the time of payment. (Resolution R-06-38) <br /> i. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> j. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is <br /> required upon submittal of verification. <br /> k. The proposed project disturbs less than one (1) acre of ground and is not part of a larger plan of <br /> common development. The construction phase of the proposed project shall follow best <br /> management practices as may be appropriate to minimize the discharge and transport of <br /> pollutants. (Title 5-Health and Sanitation, Division 10-Storm Water Management and Discharge <br /> Control) <br /> NOTE: This property is subject to the requirements of San Joaquin County Mosquito & Vector <br /> Control District (209-982-4675) and the California Health and Safety Code for the prevention of <br /> mosquitoes. Best Management Practices (BMP) guidelines for stormwater devices, ponds and <br /> wetlands are available. <br /> All future building permits for projects located within a Special Flood Hazard Area at the time of <br /> permit issuance shall meet the San Joaquin County flood hazard reduction requirements (Title 9, <br /> Chapter 9-1605) and all requirements of the State of California (CCR Title 23) that are in force at <br /> the time of permit issuance. As an example, these requirements may include raising the finish <br /> floor elevation one foot above the expected flood level and/or using flood resistant materials. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Michael Escotto, 209-468-3443) <br /> a. Submit to EHD an addendum to the soil suitability/nitrate loading study (SR0057284). The study <br /> must be approved by the Environmental Health Department prior to issuance of building <br /> permit(s). (San Joaquin County Development Title, Section 9-1105.2(d)). A review fee of $625 <br /> must be paid at time of submittal to the Environmental Health Department. <br /> The sewage disposal system shall comply with the on site sewage standards of San Joaquin <br /> County prior to approval. <br /> b. Submit to the Environmental Health Department revised site plans showing the maximum number <br /> of persons the sewage disposal system is being designed for. In addition, show on revised plans <br /> that the leach field area will be barricaded so it cannot be driven over, parked on, or used as a <br /> storage area. This leach field area must be used for that specific purpose only, and it cannot <br /> contain any underground utility lines (San Joaquin County Development Title, Section <br /> 9-1110.4(c)(5)). <br /> In addition, the revised site plan shall incorporate the 100% designed sewage disposal <br /> replacement area. <br /> c. Prior to issuance of Phase II building permit(s), open, pump, and backfill the septic tank, seepage <br /> pit or excavation under permit and inspection by the Environmental Health Department (San <br /> Joaquin County Development Title, Section 9-1110.3 &9-1110.4). <br /> d. Construction of an individual sewage disposal system(s) under permit and inspection by the <br /> Environmental Health Department is required at the time of development based on the Soil <br /> Suitability/ Nitrate Loading Study findings (San Joaquin County Development Title, Section <br /> 9-1110.3 & 9-1110.4). <br /> PA-1200126 (SA, RA) Revised Conditions of Approval 5 <br />
