k. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All project storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public right-of-ways. Screening <br /> shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street <br /> side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> m. NOISE: Outdoor amplified sound is not oermitted at events. Stationary noise sources shall be <br /> consistent with Chapter 9-1025.9 of the Development Title. The maximum sound level is 50 dB <br /> Hourly Equivalent Sound Level daytime, 45 dB Hourly Equivalent Sound Level nighttime, 70 dB <br /> maximum sound daytime, 65 dB maximum sound nighttime. This applies to outdoor activity area <br /> of receiving use, or applies at lot line if no activity area is known. (Development Title Table 9- <br /> 1025.9 Part ll) <br /> n. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed occupancy will be M. <br /> (2) Provide parking for the physically disabled. The space(s) shall be located as close as possible <br /> to the primary entrance. (C.C.R.,Title 24). <br /> (3) Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space(C.C.R.,Title 24). <br /> (4) The slope of a parking space shall not exceed ''%inch per foot(C.C.R.,Title 24). <br /> (5) Provide one van parking space. <br /> (6) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code, Table 4-1. <br /> (7) Engineered plans required for new structures, accessible restrooms and parking for Phase Two. <br /> (8) A soils report will be required. <br /> (9) All recommendations of the Subdivision Soils Report shall be incorporated into the construction <br /> drawings. <br /> (10)A copy of the Soils Report shall be submitted to the Building Inspection Division, Plan Check <br /> Section, at the time of the final submittal. <br /> o. CALIFORNIA FIRE CODE The following California Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit. <br /> PA-1200126 (SA, RA) Revised Conditions of Approval 3 <br />
