SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Pat Van Groningen to <br /> conduct a Soil Suitability Study for the property located at 14141 and 13905 East Lone <br /> Tree Road, Manteca, California (Plate 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development Code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Proposed_Development <br /> A minor subdivision is proposed to divide the Site into a homesite parcel and a <br /> designated remainder (Plate 2). Ms. Van Groningen indicated that no changes to the <br /> use of the Site are planned. <br /> Site Description <br /> The Site consists of Assessor's Parcel Number (APN) 203-050-10, approximately 70 <br /> acres in size. It is located at 14141 and 13905 East Lone Tree Road, Manteca, <br /> California. The Site consists of almond orchard with a house and a communications <br /> tower. A domestic well and an irrigation well are also located on the Site (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 52 to 53 feet above mean sea level (Plate 4). The Site is <br /> relatively flat. <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> LOGE 1511 Page 1 <br />
