PAULUS <br /> MS-•90-76 <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel flap. <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> Conditions of A� roval : <br /> a. The frontage improvements for Lone Tree Road across the <br /> frontage of Parcel 1 shall be constructed in conformance <br /> with the standards for one-half of a 84-foot right-of-way <br /> Farm os Estate Subdivision street . The frontage <br /> improvements for Escalon-Bellota Road across the frontage of <br /> Parcel 2 shall be constructed in conformance with the <br /> standards for one-half_ of a 110-foot right-of-way Farm of <br /> Estate Subdivision street . The construction of the frontage <br /> improvements will be deferred, upon execution by the owner <br /> of a Deferred Frontage Improvement Agreement , prior to <br /> approval of the Parcel Map. (A $250 . 00 fee is required for <br /> processing per Ord . No. 3337 in addition to a copy of the <br /> Grant Deed and an estimate . The estimate shall be prepared <br /> by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval . As an option the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of <br /> $100 .00 . ) <br /> b. Requirements for construction of improvements shall be <br /> notices by a statement of the Parcel Map . <br /> ORDINANCE REQUIREMENTS : <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project . Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> C . A Parcel Map is required . <br />
