CONDITIONS OF APPROVAL <br /> MS-90-76 <br /> PAGE TWO <br /> d . A Traffic Impact Mitigation Fee may be required for this <br /> development . (The fee is $2, 018 . 00 for each single family <br /> dwelling unit in the Escalon area. The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction cost Index as published by the Engineering News <br /> Record. ) Collection of the fee will be effective on April <br /> 23 , 1990 , and all building permit applications not accepted <br /> as complete by the Building Department prior to this date <br /> will be subject to the fee . <br /> e. Dedication to result in a 42--foot wide right-of-way from the <br /> centerline of Lone Tree Road to the property line shall be <br /> required across the forntage of Parcel #1. <br /> f . Dedication to result in a 55-foot wide right-of-way from the <br /> centerline of Escalon-Bellota Road to the property line <br /> shall be reqluired across the frontage of Parcel #2 . <br /> g . Record of Survey for LA-90-55 shall be recorded prior to <br /> approval of the Parcel Map . <br /> 2 . Submit an improvement plan to the San Joaquin <br /> County Planning Department for approval by the <br /> Environmental Health Division showing sewage and <br /> well information as required by the improvement <br /> plan. <br /> 3 . Construction of an individual domestic water well , <br /> on each lot , under a well permit and inspection by <br /> the Environmental Health Dibision at the time of <br /> development . <br />
