(3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> (4) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> e- ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> i- SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any comer cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) The two existing signs will need to obtain permits. <br /> j. BUILDING DEPARTMENT REQUIREMENTS: The following California Building Code (CBC) and <br /> San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) The building proposed for use in Phase I is considered a change in occupancy (Group S-1, <br /> Moderate-hazard storage/repair garage to a Group F-1, Factory Industrial Moderate-hazard) <br /> and will require review by an architect or engineer. This review shall include the main <br /> building and the paint booth proposed to be used as storage. Because the change in <br /> occupancy is to a less hazardous use, this review requirement may be satisfied by a letter <br /> stating the existing building 'Is in substantial conformance with the code and safe for <br /> occupancy. <br /> (2) For Phase I a building permit application including plans will be required. The plans must be <br /> prepared by a registered engineer or licensed architect, shall be submitted for review and <br /> approval and show the following: <br /> (a) A path of travel in compliance with Chapter 11 B of the CBC into and through all spaces in <br /> the building including the storage area <br /> (b) Restrooms conforming to the disabled access requirements in Chapter 11 B of the CBC and <br /> California Plumbing Code, Table 4-1. <br /> (c) Parking for the physically disabled located as close as possible to the primary entrance in <br /> compliance with Chapter 111 B of the CBC. <br /> (d) Any electrical, plumbing or mechanical work necessary to install the proposed equipment <br /> Conditions of Approval - 2- PA-1300084 <br />
