PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of twenty (20) parking spaces shall be provided, including one (1) <br /> van accessible space. Accessible spaces shall be located as close as possible <br /> to the primary entrance (C.C.R., Title 24). (1 space is required for every 1,000 <br /> feet of building area.) (Development Title Section 9-1015.3) <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet <br /> wide and twenty (20) feet long. (Development Title Section 9-1015.5[b]) <br /> (4) All parking stalls and directional arrows must be delineated with paint. <br /> (Development Title Section 9-1015.5[d]) <br /> d. LOADING: One (1) loading space(s) shall be provided. Each space shall be a <br /> minimum of 25 feet in length and 15 feet in width, and shall have a minimum height <br /> clearance of 14 feet. On-site driveways and maneuvering areas may be used in <br /> lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles <br /> are provided. (Development Title Section 9-1015.6[a]) <br /> e. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles and sixteen (16) feet for one-way aisles, except that in no case <br /> shall driveways designated as fire department access be less than twenty (20) <br /> feet wide. (Development Title Section 9-1015.5[h][1]) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][41) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of eighty-four (84) feet, shall be installed across the frontage of the <br /> project site.
