(§ 1.0) INTRODUCTION <br /> FrchaaScten <br /> ility Study presents the results of my investigation concerning the soil <br /> d groundwater under the subject property referenced on the Title Page. It was <br /> isfy the requirements of the SanJoaquin Environmental Health Department <br /> (EHD), specifically: 1.) To determine if the proposed two Parcels to be created from this <br /> subdivision are acceptable for the proper operation of a septic system which will function as <br /> intended for its anticipated lifespan, and 2.)Provide analysis and recommendations based upon the <br /> environmental criteria encountered in this study. This report is in compliance with the <br /> requirements for a Soil Suitability Study under Development Title Section 9-1105.2 Item (d) of the <br /> San Joaquin County Ordinance Codes. <br /> Within the text of this Report, bolded Section (§) numbers are referenced at the beginning of an <br /> applicable sentence,paragraph or paragraphs, or Appendices that correspond with the EHD <br /> Requirements Checklist for a Soil Suitability Study. <br /> (§ 2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> IV <br /> (§ 1.1, 1.2, 2.1 ) The purpose of this project is to subdivide an existing 20.98± acre Parcel, into two V <br /> Parcels denoted as Parcel 1,which is to be 10.53 acres gross and Parcel 2, which is to be 10.50 <br /> acres gross. It is a possibility that a single family residential (SFR) structure may be built on Parcel <br /> 1,which is currently vacant, open grazing land. Parcel l contains the Frost's residence and other <br /> ancillary buildings such as a barn and shed. It is possible that a second unit dwelling may be built <br /> on Parcel 2. A septic system and domestic well exists for the Frost's residence. The new home <br /> that may be built on Parcel 1 will have its own domestic well and septic system. <br /> m, <br /> Each parcel area and orientations are denoted on the attached Tentative Map, found in Appendix A. <br /> (§ 3.7) It is possible EHD would support a second unit dwelling on proposed Parcel 1 and 2. If a <br /> primary residence and second unit dwelling were built on Parcel 1, and a second unit dwelling were <br /> built on Parcel 2, this would give a total of four septic systems on the two Parcels comprising 20 <br /> acres. This is a density of one septic system per five acres,which can be considered a medium-low <br /> density. <br /> (§ 1.1 and 2.1) The subject property is 5.6 miles northeast of Escalon, and 1.5 miles west of the \\. <br /> small town of Valley Home. Surrounding property use consists predominately of low density <br /> single family residences, ranchettes, pasture, and confined animal facilities such as horse ranches, <br /> and other types of ag buildings. Current zoning is AG-10. Municipal sewer will probably never <br /> serve this area, or at least not for several decades. (§4.2) Any of the above land use could create <br /> environmental concerns that may be discovered in the future. As evidence by the testing of the <br /> Frost's domestic well, groundwater nitrate concentrations are very high,which will be discussed <br /> in Section 4 of this report. <br /> As depicted on the attached USGS Map, the topography of the site is 140 feet above MSL, with a <br /> very slight land declination toward the north.
