NOA specifically disclaims any responsibility for any <br /> Lunauthorized use of this report <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> L 1.1 Description of Site <br /> L The subject property is located southeast of the comer of Lone Tree Road and Henry Road, <br /> approximately three miles northeast of Escalon,California. The property consists of a flat,rectangular, <br /> 29.12-acre parcel (APN 229-140-11). A building pad is under construction at the northern end of the <br /> ✓r property. An equipment pad for the adjacent farming operation to the north is located at the northeast <br /> comer of the property. The remainder of the site is a rice field, crossed by an irrigation canal and an <br /> underground water pipeline. <br /> LAccording to the San Joaquin County Community Development Department web site', the subject <br /> property is zoned AL-10, limited agriculture with a minimum parcel size of 10 acres. This zoning <br /> designation"is intended to recognize and preserve areas that contain existing concentrations of small- <br /> scale agricultural operations and dwellings." <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs of the <br /> 1r subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> A tentative parcel map showing the proposed parcel division was provided to NOA by the client; the <br /> parcel division is depicted on the site map in Appendix A. Mr.Green was interviewed in person during <br /> L the site visit on March 18, 2005. At this time, Mr. Green indicated that he is splitting the subject <br /> property into three 10-acre parcels for sale as home sites. The northernmost parcel,on which a building <br /> pad is tinder construction,will be sold to his daughter,Ms.Danielle Denczek.
