CONDITIONS OF APPROVAL <br /> SA-98-69 <br /> County of San Joaquin <br /> Site Approval Application No. SA-98-69 was approved by the San Joaquin County Community <br /> Development Department on December 1, 1998. The effective date of approval is December 11,1998. <br /> This approval will expire on June 11, 2000, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force,and (3)all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fuNled <br /> prior to the establishment of the use and the issuance of any building permits. Those Condions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirementsmay <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: KaiLuoma,468-9567) <br /> a. BUILDINGPERMIT: Submit an"APPLICATION-COMMERCIALBUILDINGPERMIT' The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping,signs, existing and proposed utility serWoes, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a facility for the laundering, sterilizing, packaging, <br /> storing, and distribution of hospital surgical products in a 57,000-square-foot building as <br /> shown on the Plan submitted October 19, 1998- <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License may be applied for concurrentty with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessaryto protect adjacent structuresor <br /> properties. (Development Title Section 9-1015.5(el) <br /> (2) One-hundred and forty-four(144) parking spaces shall be provided for Building A, <br /> including five (5) accessible spaces,one of which shall be van accessible(padang <br /> standards for the general industrial use type are 2 spaces/1,000 square feet of <br /> building and .5 spaces/employee)(DevelopmentTitle Section 9-1015.3). <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide <br /> and twenty(20)feet long.
