STATEMENT OF CONFORMITY <br /> AIRMETRO BUSINESS PARK <br /> OVERALL SITE PLANNING <br /> This project proposes to develop a substantial area within the Air Metro Park <br /> development area, Planning Area 1, at the Stockton Metropolitan Airport. The <br /> total infill area of approximately 25 acres will be developed in phases and will <br /> incorporate new Warehouse and Distribution Buildings. The proposed new uses <br /> will front various existing streets, including Longe Street, R A Bridgeford Street <br /> and C E Dixon Street. A new public realm interior street, Lockheed Street, will <br /> be developed to connect to Longe and RA Bridgeford Streets, and will provide <br /> sidewalks, landscape, lighting and streetscapes in accordance with the <br /> Development Standards of the Air Metro Park Addendum. <br /> The few older buildings that exist within the infill areas of this development will be <br /> demolished to accommodate the new work. Existing earth berms that lie within <br /> this development will be removed or re-graded as necessary to provide flat sites. <br /> The building placement within the leasehold areas will generally utilize <br /> "Alternative II" of the Standards to provide parking in front of the buildings. The <br /> primary pedestrian entrances will be located to the front building facades, which <br /> will be oriented towards the street. <br /> OFF-SITE AND ON-SITE VEHICLE CIRCULATION <br /> Vehicle traffic generated by the new infill development, both cars and commercial <br /> trucks, will be routed through the existing streets, primarily Longe and RA <br /> Bridgeford Streets. Lockheed Street, a new public realm street to be developed <br /> under this project, will inter-connect and complete the street network to provide <br /> easy commercial truck access to most of the new buildings in this project. <br /> Parcel Access and Entrances will be through newly constructed driveway cuts. <br /> Driveways for cars will be at the front of the buildings while commercial truck <br /> access will generally be through driveways at the rear of buildings to access <br /> docks and other service and delivery /pick-up points. <br /> BUILDING CHARACTER <br /> The proposed building uses will be warehouse /distribution. The building <br /> construction will consist of concrete slab-on-grade and tilt-up concrete wall <br /> panels with glass in aluminum storefront systems at the streetside. The buildings <br /> will use metal roll-up doors at the delivery/pick-up side. The buildings utilize <br /> parapet construction of varying heights and will conceal flat roofs behind them. <br /> All building heights will be kept to less than 40 ft. <br /> Statement of conformity—Airmetro Business Park Page 1 of 4 <br />
