The wall surfaces will be articulated and recessed at the front building facades to <br /> provide recognizable primary building entrances. The wall panels will be cast <br /> with scores /chamfers as indicated, which will, among other things, provide <br /> borders for accent paint colors. The primary building base colors will be in the <br /> neutral tones. <br /> PARKING <br /> Parking will be provided adjacent or in close proximity to the buildings. The <br /> number of parking stalls will be approximately twice that required for each <br /> building by the San Joaquin Zoning Ordinance. Commercial trucks will utilize <br /> depressed loading docks adjacent to the buildings. <br /> PEDESTRIAN PATHWAYS, SIDEWALKS, ACCESS. <br /> Pedestrian circulation on the public streets is separated from automobile and <br /> truck traffic by 7 foot planting strips with formal street trees. Between sidewalks <br /> and parking, generous planting areas are planted with informal trees and shrubs <br /> — open enough for visibility to building facades, while providing adequate <br /> screening for parked cars. Within the project, walks are designed to facilitate <br /> easy movement between parked cars and building entrances. <br /> BICYCLE PATHWAYS, ACCESS AND STORAGE. <br /> Bicycle parking is provided throughout the project in locations convenient to <br /> bicyclists and out of the way of automobile parking. The nature and design of <br /> this project provides ample pavement for bicycle circulation. <br /> LANDSCAPE HARDSCAPE, SOFTSCAPE AND AMENITIES. <br /> The project's hardscape is primarily sidewalks textured with a simple broom- <br /> finish. Likewise, because of the nature of the uses, amenities are mainly the <br /> trees, shrubs and lawn areas of the project. Softscape consists primarily of the <br /> deep planting areas along public streets. In this project street trees are closely <br /> spaced in lawn planting strips, while the planting areas behind sidewalks consist <br /> of informal trees, shrubs and ground covers which will create a varied lush <br /> backdrop to the streetscape. At drive entrances into the project, lawn is <br /> introduced to create an open, inviting landscape as well as to insure easy <br /> visibility for entering and exiting vehicles. Within these lawn entry features are <br /> monument signs announcing the building locations. <br /> UTILITIES <br /> Sewer <br /> Building A and a portion of Building C will be served by connection to an existing <br /> 12" line that is currently located just south of the Northrup Street edge of <br /> Statement of Conformity—Airmetro Business Park Page 2 of 4 <br />
