CONDITIONS OF APPROVAL <br /> CTS CONSTRUCTION <br /> SA-91-16 <br /> Unless otherwise specified, all conditions of approval shall be <br /> complied with prior to the issuance of any Building Permits. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> a. An Improvement Plan, prepared by a Registered Civil Engineer, <br /> showing grading, drainage, driveway access details, on-site <br /> parking, existing and proposed utility services, shall be <br /> submitted to the Department of Public Works for approval. <br /> Terminal metered drainage shall be required. Permit from the <br /> Reclamation Board for discharge into Duck Creek shall be <br /> required. No construction will be allowed in the Duck Creek <br /> right-of-way. <br /> b. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. (The fees currently are <br /> $1,819. 00 per 1, 000 gross square feet of building as <br /> "Service/Commercial" , $1, 274 . 00 per 1, 000 gross square <br /> feet of building as "Warehouse" , and $1, 004. 00 per 1, 000 <br /> gross square feet of building as "Manufacturing" in the <br /> Stockton area. The fees shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) <br /> C. Public sewer shall be provided by the City of Stockton <br /> when capacity is available, and a permit shall be <br /> acquired from them with any fees necessary for hook-up. <br /> A septic system will be allowed on an interim basis. <br /> d. An encroachment permit shall be required for work within <br /> the County road right-of-way. <br />
