CONDITIONS OF APPROVAL <br /> SA-91-16 <br /> PAGE SI% <br /> h. Parking lot lighting shall meet the following minimum <br /> standards: <br /> 1) The equivalent of one foot candle of illumination shall <br /> be provided throughout the parking area. <br /> 2) All lighting shall be on a time clock or photo-sensor <br /> system. <br /> 3) All lighting shall be designed to confine direct rays to <br /> the premises, and with no spillover beyond the property. <br /> i. A minimum twenty (20) foot setback shall be maintained on the <br /> east and south sides of the property as long as those adjacent <br /> parcels are either zoned residential, developed residentially, <br /> or shown on the General Plan for residential development. <br /> j . The portion of the east property line which is adjacent to a <br /> residential use shall be screened by a solid fence six (6) <br /> feet high. In addition, the parking lot on the east side of <br /> the property shall be screened by a minimum five (5) foot wide <br /> landscaped strip. The gate on Loomis Avenue shall be set back <br /> a minimum of ten (10) feet from the property line, in <br /> accordance with Section 9-3233 (8) of the Planning Title. All <br /> screening, fencing, and gating details shall be shown on the <br /> Improvement Plan. <br /> k. The number of parking spaces shown on the Site Plan is <br /> adequate for the number of employees and amount of development <br /> proposed. Each parking space shall not be less than nine (9) <br /> feet in width and twenty (20) feet in length. Aisles shall <br /> be a minimum of twenty-four (24) feet wide. Additional <br /> employees or development may require an increased number of <br /> parking spaces. Parking calculations and details shall be <br /> shown on the Improvement Plan. <br /> 1. The sound level within the M-1 zone shall not exceed <br /> seventy-five (75) db Ldn at the property line of the property <br /> being developed, except that no sound level shall exceed <br /> sixty-five (65) db Ldn at the property line of properties <br /> which abut areas either developed residentially, zoned <br /> residential, or shown for residential use on the General Plan. <br />
