CONDITIONS OF APPROVAL <br /> SA-91-16 <br /> PAGE FIVE <br /> C. one wall or monument sign shall be permitted. The size and <br /> location of the sign shall be included on the Improvement Plan <br /> and be in accordance with Section 9-3600 of the Planning <br /> Title. <br /> d. Except as otherwise noted, landscaping shall be installed as <br /> shown on the Approved Site Plan. Details of the landscaping <br /> and a timed, automatic irrigation system shall be shown on the <br /> Improvement Plan. All approved landscaping and irrigation <br /> shall be in place prior to the issuance of an occupancy <br /> permit. <br /> e. The planting of trees along streets is required as follows: <br /> 1) Trees shall be spaced so as not to exceed twenty-five <br /> (25) feet on center. <br /> 2) For corner lots, street trees shall be required on both <br /> street frontages. The trees cannot interfere with sight <br /> distances and setbacks. <br /> 3) Trees shall be 15 gallon in size. <br /> 4) Trees shall be located so that at 15 years of age the <br /> crown will not encroach across side property lines. <br /> 5) Trees shall be located a minimum of 10 feet from <br /> driveways. <br /> 6) Trees shall be located a minimum of 4 feet and a maximum <br /> of 10 feet outside of the road right-of-way. <br /> f. All construction and improvements shall conform to the <br /> approved Site Plan and Improvement Plan. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> g. Outdoor storage shall be permitted in the area designated on <br /> the Site Plan. The location shall be shown on the Improvement <br /> Plan and be enclosed by either a solid wall or a uniformly <br /> painted board fence eight (8) feet high. <br />
