BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> _ civil engineer or licensed architect. This Plan must show drainage, driveway access <br /> details including gates, on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is <br /> required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a private ski club as shown on the Plan dated <br /> t. February 2, 2001 and as described in Eagal Lake Recreation & Restoration Project/Use <br /> Permit Application UP-93-14 dated February 6, 2001 (use type: Recreation-Outdoor <br /> Sports Club). The project is to be located on two adjacent parcels. Parcel 1 is 49.2 <br /> acres and includes an existing 13-acre lake, an existing riparian area, proposed trials, <br /> and proposed picnic areas. Parcel two includes a proposed 13.6-acre ski lake, proposed <br /> riparian area, a proposed 3,000 square foot shop, and a proposed 4,000 square foot dry <br /> storage building. Access to the site is from the east terminus of Lorenzen Road via a <br /> private road. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) j <br /> d. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland <br /> cement concrete to provide a durable, dust free surface. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. Driveways shall <br /> be surfaced with a minimum of four inches of aggregate base. (Development Title <br /> Section 9-1015.5[e]) <br /> (2) A minimum 20 parking spaces shall be provided, including one accessible space, <br /> which shall be van accessible. Accessible spaces shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). (Development Title Section 9- <br /> 1015.9) <br />' f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) Access is to be provided by a 20-foot wide private right-of-way from the east end of <br /> Lorenzen Road. The first 100 feet of the access road from Lorenzen Road shall be <br /> paved. The remainder of the access road shall be surfaced with a minimum of four <br /> inches of aggregate base. <br /> s g.
